Tenant Fees

  1. Referencing Fees - Per person £90 (inc VAT):
    This fee covers identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability. This fee is non-refundable should you fail to pass the referencing.
  2. Admin Fees - £150 (inc VAT)
    This fee covers drawing up of the tenancy agreement, inventory & check in.
  3.  Renewals - £40 (inc VAT)
    All tenancy agreements will be for an initial six-month period and extensions will be offered after this period for up to 12 months at any one time.
  4.  Pet Deposits - £100 per pet
    To cover the added risk of property damage, this will be protected in the government authorised scheme and may be returned at the end of the tenancy, along with your normal deposit. Pets are subject to landlord consent.
  5.  Out of House Service - £60 per hour (inc VAT) plus any actual cost incurred
    Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.
  6.  Lost Security Items - £10 (inc VAT) plus item cost
    Obtaining necessary permissions, sourcing providers and traveling costs. 
  7.  Late Rent Payment Charges: £25 PER OCCURRENCE (inc VAT)
    If rent payments are more than 48 hours late.
  8.  Breach of Contract / Late Rent Payment Letters - £10 PER LETTER (inc VAT)
    If you are in breach of your tenancy agreement or your rent payments are consistantly late, you will be charged for the reminder letter. 
  9.  Outgoing Reference - £24 (inc VAT)
    Covering the admin works to provide a full reference to your new landlord / agent.
